Weep Holes Below Elevation



The week holes in this home are at/below the elevation of the grade.  Unfortunatelly this is quite common in our market.  Good building practice hold that the finished floor elevation of a home should be at least 6” above the exterior grading.  The weep holes in a brick veneer siding system should be installed in the course of brick immediately below the finished floor of a home.

 

Brick veneer siding is now required to have weep holes (mortar vacancies every few bricks, allowing moisture to escape) spaced no farther than 33” apart.  Some of the weep holes are below the grading.  When below grading, insects may enter the property more readily.  At the very least a chemical barrier should be maintained to keep pests out of the home.  I recommend a product named Termidor.
